Tessa maintains a strong background in commercial land acquisition & development, multi-family & senior housing development & sales, hotel evaluation & sales, retail sales & leasing, and industrial sales & development. Her commercial clients include funding sources to increase capital stack opportunities. All projects have included transaction support, site evaluation, and municipal & county planning. Through her investment sales, she has been called to utilize her expertise for projects including analysis & data research for a valid objective approach, front-to-end design phases, development strategizing to include planning, rezoning, entitlements, and municipal communication.

Excelling in existing building evaluation and portfolio management, Tessa often provides further analysis of statistics & data for long-term phase projects. Previous clients included Freska Mediterranean Grill, Weldcorp Mftg., Madison, Middleton, Marshall & Deforest WI municipalities representation, Diane Hendricks & CCL 200 acre mixed-use community development, to name a few.

Danielle Scalise’s experience as a military dependent has profoundly shaped her views toward the importance of quality real estate - both residential and investment. In relocating every few years, she learned how impactful your residence can be and how it shapes so many aspects of your life, from financial to social.

Danielle strives to share her passion and knowledge with all of her clients to ensure that they have a positive experience making one of the largest purchases of their lives. She is dedicated from the beginning until long after the transaction is over to client service. Her previous experience as a high school teacher has provided her with skills such as organization and meeting deadlines. Danielle is an effective communicator and stays in contact with all parties involved in a transaction in order to certify a successful closing.

Danielle grew up in the panhandle and graduated from Florida State University. After 13 years of moving around the world, she is delighted to return to her home state and reside in Jacksonville, FL.

Heather Merrill comes from outside of Boston, MA but has been living the Florida life for 8+ years, having settled in the World Golf area of St Augustine. Heather graduated from the University of Minnesota and from Hamline School of Law. Before becoming a realtor, she spent many years as a real estate attorney focusing on real estate contracts and negotiation of real estate contracts. When settling in Florida, it was a perfect transition for her to get into the real estate market as a realtor. The opportunities to help
clients in ways most realtors cannot has allowed her to offer services above and beyond. Her expertise in contract law has helped many clients feel safer and more confident in their real estate transactions. Nick Gardella brings 25 years of experience as an electrician and general contractor, contributing towards Luxe's development, residential and commercial clients. In 2021, he relocated from Kentucky to Fleming Island with his wife and six wonderful children. A devoted father, Nick has partnered in and managed multiple ventures, successfully completing numerous long-term rentals and fix-and-flip projects. He is eager to leverage his extensive construction expertise within the real estate industry.

As a Development Manager, Nick has provided valuable insights into property research, land use, and project management. His ability to identify future growth opportunities across Northeast Florida makes him a vital asset for developments in a variety of industries.
